If you would like us to find suitable tenants for you and you would like to manage the property yourself our service will include the following:

 

 

  1. Booking and accompanying all viewings.
  2. Submitting offers to yourself and discussing the merits of each offer.
  3. Carrying out referencing and credit checks through an independent agency.
  4. The preparation of the tenancy agreement including the issuing of legal notices.
  5. Registering the tenants’ deposits in a government approved custodial scheme.
  6. The issuing of all paperwork relating to the tenancy deposit, terms and conditions of the scheme and guide thereof.
  7. Right to rent identification checks.
  8. The issuing of a ‘how to rent’ guide.
  9. Overseeing the contract signing and the issuing of all legally required forms and certificates, to include gas safe certificate, electrical safety certificate and the energy performance certificate.

 

LET ONLY FEES

8.4% gross fee - (7% plus vat)

Repeat Tenancies 

Let Only in the 2nd and 3rd year – 3.6% gross (3% plus vat)

Let Only in the 4th year onwards – 2.4% gross (2.0% plus vat)

 

FULL MANAGEMENT SERVICE

 

We provide all of the above offering a superb level of service with a dedicated management team available 24 hours a day throughout the year to look after your property.

Leave it all to us to deal with the day to day running of the tenancy where we will make sure every aspect of your property is legally compliant, keeping abreast of changes to legislation, issuing of gas, electrical and energy performance certification as well as provide you with property inspection reports so that you can have total peace of mind.

 

LETTING WITH FULL MANAGEMENT FEES

 

Lettings with Full Management Year 1: 14.4% gross (12% + vat)

Inherited Management Year 1: 14.4% gross (12% + vat)

Letting with Full Management Year 2 onwards: 12.0% gross (10% + vat)

Inherited Management Year 2 onwards:  12.0% gross (10% + vat)

Arranging for the Issue of Any Requested or Legally Required Certification

TENANT FEES

Deposit

Deposit for a long let tenancy - Equivalent to five weeks rent

Other Fees

Contract variation, novation, amendment or change of occupant at the tenants request within an existing tenancy - £50

Default fee of interest on late rent if rent is more than 14 days overdue - 3% above Bank of England base rate

Default fee for lost keys or other respective security devices - Actual cost of replacement
