If you would like us to find suitable tenants for you and you would like to manage the tenancy yourself our service will include the following:

  • The preparation of property particulars
  • Booking and conducting viewings at the property
  • Submitting offers to yourself and discussing the merits of each offer.
  • Carrying out referencing and credit checks through an independent agency.
  • The preparation of the tenancy agreement including the issuing of legal notices.
  • Registering the tenants’ deposits in a government approved custodial scheme (subject to additional fee)
  • The issuing of all paperwork relating to the tenancy deposit, terms and conditions of the scheme and guide thereof.
  • Right to rent identification checks.
  • Overseeing the contract signing and the issuing of all legally required forms and certificates, to include where necessary, gas safe certificate, electrical safety certificate and the energy performance certificate.

8.4% gross (7.0% + VAT) payable on execution of the tenancy agreement

TENANT FEES

Deposit 
Holding deposit - Equivalent to 1 weeks rent
Deposit for a long let tenancy - Equivalent to five weeks rent (or six weeks if the annual rent exceeds £50,000)

Other Fees
Contract variation, novation, amendment or change of occupant at the tenants request within an existing tenancy - £50
Default fee of interest on late rent if rent is more than 14 days overdue - 3% above Bank of England base rate
Default fee for lost keys or other respective security devices - Actual cost of replacement supported by evidence
